Riverside Terrace

Riverside Terrace, a neighborhood of expansive wooded lots on rolling terrain, spreads along the north and south banks of Braes Bayou south of Hermann Park and the Texas Medical Center. Developed in the 1920s by Henry F. MacGregor, Riverside Terrace vied with River Oaks as the neighborhood of choice for Houston’s new well-to-do. Oil tycoons, business magnates, and merchant princes clamored for lots and competed with each other for the services of society architects including John Staub, Birdsall Briscoe, William Watkin, Alfred Finn and Joseph Finger. As in Old Braeswood, architecture in Riverside Terrace was eclectic and embraced the modern as well as the traditional. Noted architects Howard Barnstone, Bailey Swenson, Karl Kamrath, and S. I. Morris, along with other devotees of the Modern style of the 1940s and ‘50s, designed homes in the area.

Beginning in the 1980s, the area’s architecturally significant homes and huge lots were rediscovered by urban professionals seeking proximity to the Texas Medical Center and downtown. As Riverside Terrace enters the 21st century, new million-dollar constructions mingle with magnificently restored and updated original structures.

Homes in Riverside Terrace range in value from the $300,000s to upwards of $1 million.
