“It’s in the genes,” says Martha Turner Sotheby’s International Realty’s Circle of Excellence member Victoria Giammalva Minton of her chosen career. Raised in a family of real estate professionals, it was inevitable that Victoria would follow the path to real estate. A native Houstonian associated with Martha Turner Sotheby’s International Realty since 1991, she exhibits a natural talent for the business.
Victoria listed and sold the most expensive home in River Oaks in 2011 – and did it in four days. “I don’t just wait for a listing to sell,” she says. “Over the years, I have developed a strong ability to assess a property’s value and I have an excellent history of attaining an average of 98 percent of list price for my sellers. I create a marketing plan for each listing to maximize market exposure. I know what it tales to get it sold with minimal days on market; after 20 years in the business, you pretty much get it down. The key is building trust. If your clients trust you, they will listen and let you do your job.”
Much of Victoria’s time is spent on preparation: monitoring the market, previewing homes for buyers or checking out sellers’ competition, and attending professional seminars and legal updates. With extensive knowledge of the market both inside and outside Loop 610, she has listed and sold homes from Montrose to Sugar Land and is a market expert in Southampton, West University, River Oaks, Avalon, Tanglewood, and the Memorial area.
Victoria has been a volunteer with Texas Children's Hospital and The Center for the Retarded. She was a leading ad salesman for The Junior League of Houston Charity Ball Program during her service as a member of The Junior League of Houston. Her present volunteer commitments include the Presbyterian School of Houston, where her three children attend, and she is an active supporter and contributor to the West University Little League. In addition, Victoria has served as a CCE teacher for the past six years at her church, St. Vincent de Paul, preparing children for their first communion. Victoria is a member of the Briar Club and has served on their youth committee. She is married to Jarrett Minton, a principal with M-M Properties and lives in the Southampton neighborhood.
