Over a third of an acre in an R-6 zone allows for a large single family house, and up to a three-family living situation. Motivated owners have done a preliminary land use study using local architect Laura Kaehler. Her renderings provide a possible building situation complete with elevation and floor plans allowing for two one-level smaller units with garaging on the first floor, and another larger unit above with a two car detached garage.The architecture is in keeping with the more historical sea captains housing found along and near the Mianus River. The footprint of this structure delineates what is possible given area setbacks, and the layout provided gives a good indicator of the size of what can be built given local zoning and town regulations for the zone. This distinctive location is seconds from Cos Cob shopping and dining, the local library, Mianus River marinas, Greenwich Water Club, public access to water, Senior Center and area schools.
