The property fronts Cachagua Road on the north side for approximately 1,200 linear feet. A hiking trail allows access to the knoll top, one can hear the sounds of the Cachagua Creek which is a seasonal creek as it runs along the other side of Cachagua Road. The property slopes upward from the road. Hiking boots or rubber soled shoes and a hiking stick are recommended for some of the steeper sections of the trail which traverses uphill to the knoll top. The elevation difference from Cachagua Road to the knoll top is approximately 175 feet. The knoll top is also accessible from the back, south side, via an unpaved and unmarked single lane road Peroy Ranch Road. An occasional hiker or horseback rider may utilize Peroy Ranch road at times. The property comes with a 60 foot wide access road/utility easement along Peroy Ranch Road. A detailed hand-drawn map for access to the south side of the property is available on request but directions are via unmarked and unpaved roads which may make this approach more suitable during a subsequent visit. The pristine oak studded knoll top of the property offers beautiful views of the canyons and valleys framed by mountains to the East and to the West. Its western slope is typically covered with purple lupine and other wild flowers in the springtime. The knoll top slopes gently upward along its depth, to the south, for approximately 700 feet and slopes downward rather steeply to either side on the east and west sides. Both of these sides are in "Scenic Easement" and cannot be built upon thus ensuring a high level of privacy. Of the 12.2 acres, 6.13 acres are in scenic easement.
